- Does the demolition of any building(s) in Conservation Area demonstrate compliance with the tests stipulated in PPS 5?
- Archaeological Implications
- Heritage Statement (including Conservation Area analysis, historical archaeological features and Scheduled Ancient Monuments)
Amenities
- Potential impact on any residential accommodation or sensitive uses near the site, for example schools, community facilities, commercial developments.
- The likely impact on nearby residents such as loss of daylight, noise disturbance, loss of outlook, privacy
- Amenity for future occupiers (refuse and recycling provision, cycle stores, private amenity space)
Transport, Servicing and Access
- Servicing arrangements
- Proposed parking provision
- Facilities for cyclists
- Pedestrian friendly
- Facilities for people with disabilities, especially around access and disabled parking provision.
- Access to public transport

Sustainability and Environmental Considerations
- Does the proposal conform to sustainability principles set out under PPS 22, Policy D4 of Milton Keynes Local Plan 2001 – 2011, Sustainable Construction SPD?
- Renewable energy measures and measures to reduce carbon emissions.
- Expected BREEAM rating of the proposal
- Code for Sustainable Homes
- Other sustainability issues, for example recycling, rain harvesting, waste during construction
