Your Responsibilities

Mears looks after council homes and will carry out most repairs. However, there are some things that is not responsibility of Mears and Milton Keynes Council. The list below sets out what tenants are responsible for fixing or replacing.
  • All internal decoration and filling of minor cracks
  • Lost keys
  • Doors numbers, letter-boxes (except flats were they’re fire rated) door knockers and bells
  • Light bulbs
  • Tenant owned alarms or detectors
  • Loose or broken toilet seats
  • Bath/sink chains plugs
  • Plumbing or repairing equipment such as washing machine and dishwashers
  • Tenants own white goods, such as fridges and freezers
  • Additional security to garages, sheds, gates and entrance doors
  • Pest treatment (unless in communal areas)
  • If a tenant has carried out their own plumbing and electrical installations, fixtures and fittings and TV/Satellite dishes we will not be responsible for them, other than making safe if needed

Council leaseholders and shared owners

It is unlikely that Mears will have any repair obligation for the inside of the leaseholder properties. All obligations are laid out in your lease with Milton Keynes Council and you should always check this before contacting Mears  about a repair.

However, Mears is responsible for some repairs to the structure of the building and community areas. These include:

Roof Repairs

Rainwater pipe and gutters

External drains

Brickwork

Windows

Door entry systems

Communal heating

Communal TV systems
