Local land charges overview
Local land charges refer to entries in the local land charges register which impose restrictions, prohibitions, or financial obligations on land. These charges are binding on subsequent owners or occupiers.
These charges typically originate from councils and other public bodies, and we have a statutory right to register these obligations or charges. Essentially, they serve as a way to ensure that certain conditions or restrictions are adhered to by those who own or occupy the land.
The financial charges are recorded in the local land charges register to ensure transparency and protect the interests of both buyers and sellers during property transactions. It’s required for property buyers and conveyancers to be aware of any existing financial charges when purchasing land or property.
We can only accept searches through a solicitor or official search company. We do not accept any enquiries from members of the public.
Our service
Within our team we handle CON29O & CON29R requests. These enquiries cover various aspects related to the property, such as planning permissions, road schemes, and environmental matters. Our team’s timely responses contribute to smoother property transactions.
We aim to respond to all local search enquiries within 10 working days and any written queries within 5 working days. All search results will be returned to you via email.
Additional information
Our local land charge service for LLC1 and personal searches has been transferred to HM Land Registry.

Type of request and fee
Here are the CON29O and CON29R fees for our local land charges service effective from 1 April 2024.
Please note fees include VAT.
Requests for copies of documents relating to any local land charges search should be emailed to land.charges@milton-keynes.gov.uk
The fee for this will be notified to you as it will vary according to the nature of the document requested.
To make payment for our service you will be emailed the fees payable with a link to our payment system. Once payment is made, we will be notified and will process your request within 5 working days.
The date of issue for a land charge result is 6 months from the date printed on the result from the land charge department. It is essential to keep this in mind when dealing with land transactions or legal matters related to the site / property.
Cancellation policy
Please be aware that once the search has been accepted, cancellation is not possible, and no refunds can be provided. We appreciate your understanding and cooperation in this matter.
