Whilst it's quite rare where a landlord after consultation with residents allows a commercial activity to take place in a building, the Local Authority may decide that business rates should be charged for that room. An example could be where beauty treatments and haircuts are provided in a treatment room at a sheltered housing scheme. Currently we do not have any of these arrangements in our housing stock.

 

Communal electricity and gas

This is the cost of providing electricity to equipment in common rooms such as televisions and fridges and also lighting to common rooms, hallways, corridors and staircases, plus any communal lighting in gardens, walkways and car parks. It also covers electricity and gas used to heat communal areas which are not private in as much as they are not behind the front door of each property.

 

Septic Tank - private sewage

Where a property is not connected to mains sewage services, waste would be collected and held in a septic tank. This would need to be emptied on a regular basis and this service charge would be instead of a mains water company's sewerage bill.

 

TV licence fees

TV licence - Per flat - not communal

We do not currently have any tenants who do not have direct responsibility for payment of a television licence. We may in the future have some accommodation which is shared and this is would need the cost of the licence fee split between the residents.

MPLC licence fee

MPLC is the Motion Picture Licence Company - Where a building plays live music or transmissions a separate licence is required from the landlord to pay the music / programmes. This would be applicable to a common room in a sheltered housing scheme which has a television for example.

Concessionary TV licence fees (£7.50)

If you live in one of our sheltered housing schemes you may be eligible to a reduced TV licence fee under the Accommodation for Residential Care scheme (ARC). Those eligible residents and those with what are called preserved rights will only need to pay £7.50 per year for their licence.
